separador-litlle SCHEME AND DETAILED DESIGN OF INSTALLATIONS Developing installation projects for building, ranging from basic engineering, preparing a description and basic development of solutions, to detailed engineering, drawing up reports and technical plans, as well as comprehensive calculations of the installations. Mechanical engineering We carry out the design and analysis of several elements, such as thermal, hydraulic, transportation and manufacturing machinery, as well as ventilation systems, among other applications. We develop projects in the fields of engineering whose goal is construction, renovation, repair, maintenance, demolition, manufacture, installation, assembly or use of: structures, mechanical equipment, energy facilities, installations and industrial plants. Air-conditioning, heating and ventilation We take care of the air conditioning in any construction, in order to endure it has a constant temperature and humidity. We control the temperature in any building with the most innovative heating and ventilation systems. The latter are responsible for renewing the air inside a building by extracting or injecting air. The aim of the ventilation systems is to ensure the cleanliness of the breathable air; the healthiness of the air; protecting certain areas from pathogens that may penetrate via the air; decreasing the concentrations of gases or particles to levels suitable for operating machinery or installations, among other aspects. Clean rooms We specialise in the assembly of technical installations, such as clean rooms, mainly employed in the following sectors: pharmaceutics, food, micro-electronics and cosmetics. We provide our installation and maintenance service to any industry which, because of its unique characteristics, requires a special attention in the finishings or during the construction process. During the construction of clean rooms for laboratories or hospitals, etc., special attention needs to be paid to the level of the finishings for the installations, and it is at this point in which JSS Efficient Enginnering stands out. Plumbing, sanitation, medical gases, fuels and compressed air We specialise in the installation, maintenance and repair of water pipes and those for other fluids, as well as other sanitary and heating services in buildings. We take care of installing sanitation processes that are used to evacuate waste water produced as a result of human activity inside an inhabited space. We also manage the treatment of medical gases, fuels and compressed air. Fire detection and extinguishing We equip buildings with an automatic fire detection system, made up of elements capable of detecting fire without human intervention, emitting a signal that activates the alarm so that the occupants of the premises have time to evacuate and avoid personal injury. It is crucial that the buildings have a set of measures in place to protect them against the effects of fire. In general, with these the aim is to: save human lives and minimise the economic losses produced by the fire. The basic measures against fire can be classified into two types: passive measures: these are the measures that affect the project or to the construction of the building, in the first instance, facilitating the evacuation of the users present in the event of fire, via routes (corridors and stairs) of sufficient width, and secondly, delaying and confining the action of the fire so that it does not spread very quickly or stops before it invades other areas. And also active measures: primarily appearing in the form of fire extinguishing installations. Electrical engineering Mechanical engineering is a branch of engineering that applies, specifically, the principles of thermodynamics, mechanics, fluid mechanics and structural analysis, for the design and analysis of a variety of elements used in the present day, such as machinery for various purposes (thermal, hydraulic, transport, manufacture), as well as in ventilation systems, and air, maritime and terrestrial motor vehicles, among other applications. At JSS Efficient Enginnering we develop projects in the fields of engineering whose goal is construction, renovation, repair, conservation, demolition, manufacture, installation, assembly or use of: structures, mechanical equipment, energy installations in buildings, etc. Electricity The electrical energy from power stations is distributed to centres for transforming high-voltage into low voltage via distribution networks. JSS Efficient Enginnering carries out complex electrical installations in various urban buildings of all kinds: industrial, civil works, public and private service buildings, among others. Photovoltaic energy Photovoltaic solar energy is the direct transformation of solar radiation into electricity. This transformation occurs in devices called photovoltaic panels. In these panels, solar radiation excites the electrons in a semiconductor device, generating a small potential difference. Connecting these devices in series makes it possible to obtain large potential differences. JSS Associates is responsible for installing integrated solar panels on roofs, flat roofs, in industrial buildings or in public buildings. Building management systems: BMS systems We use the term Centralised Technical Building Management System (CTBMS) or ‘Building Management Systems’ (BMS) to describe those systems that allow us to manage and supervise the various existing installations in a building in an integrated manner in order to achieve the conditions of comfort desired at any given time efficiently and accurately, and that in case of problems in the installations, send us the corresponding alarms (or warnings) so that the maintenance service is aware of the problem and able to act appropriately. Therefore the CTBMS includes the machinery and software equipment and installations that make up the technical installations in a building: air conditioning, hot water, lighting, vertical/horizontal transport, fire detection, network analysers, energy meters, etc. Special installations We install all those systems, equipment, devices, technologies and eco-technologies which are implemented in order to complement the total performance of a building and that are aimed at meeting the needs of: telephony, intercommunications, cooling, comfort, functionality, security/safety, emergency issues, irrigation, fire, air conditioning systems, home automation pre-installation, home automation central unit installation, touch screen, technical safety, etc. Voice and data communication network security We define and supervise the procedures for installing, configuring and maintaining a communications network to provide voice, data and multimedia services to users and to integrate the resources offered by the transmission and switching systems.
separador-litlleENVIRONMENTAL LICENCE ACTIVITY PROJECTS We take care of managing these types of projects, signed by our technicians, technical architects or industrial technical engineers. This is a documentation needed in order to obtain the corresponding municipal licence, which will allow the opening of a business, and the exercise and operation of the activity in a particular premises or enclosure. This document provides proof that both the establishment, the facilities envisaged, the design of the premises, and the carrying out of the activity conform to the corresponding rules and regulations. The Activity Project includes all the rules applicable, depending on the case. It needs to be processed prior to the Works Project, in the event of having to prepare the premises for installing the activity, in order to avoid any inconsistencies between the project and its execution. Should the premises be in conditions to carry out the activity, or if the activity does not require any type of work in order to be started up, the documentation will be submitted one month before the start of the activity.
separador-litlleSELF-PROTECTION PLANS We conduct self-protection plans (SPP), by means of which we evaluate the emergencies that may occur in a particular centre or building, both as a result of its own activity and as a consequence of any natural hazards and public disasters that may affect it, and accordingly establish a set of necessary measures designed to prevent or control these, thereby defining an appropriate response to these emergencies.
INSTALLATION SITE SUPERVISOR For all the installation jobs we carry out site supervision and safety coordinator tasks in order to ensure that the expectations of the Client-Developer are met. The site supervisor is the agent who, as part of the project management, directs the development of the work with regard to technical, aesthetic, environmental and urban planning matters, in accordance with the project that defines it, the building licence and other compulsory authorisations and conditions of the contract, in order to ensure that they are in line with the end proposed. Technical Management We take on the technical role of directing the material execution of the work and controlling the construction work qualitatively and quantitatively as well as the quality of what has been built. We carry out: studies and analysis of projects, management of material, qualitative-quantitative control, refocusing checks, integral monitoring and views of the actions together with the company carrying out the work in order to ensure that the work is carried out in conformity with the final project, PEIS verification, starting up installations, operating tests, quality control, security and safety checks in accordance with the regulations controlling the construction work, decision making/instructions , economic control, etc. Executive management. Planning and costs We carry out the function of executive management, controlling the faithful interpretation of plans and of the technical documentation that forms part of the project, and reviewing and issuing the certificates corresponding to payments for the work in progress, including the final adjustment of these payments. We also implement an effective methodology, adopted frequently, in order to carry out an effective control of costs, such as the analysis of the value gained by allowing a temporary economic control of the project, considering the economic repercussions caused by a delay in the deadline. Any variations, both in time and in cost, with regard to the scheduled planning, need to be corrected as soon as possible, so that the project can meet its planned objectives. In order to calculate these variations, three basic variables are defined: Budgeted cost of the planned value (PV); Budgeted cost of work carried out or earned value (EV) and actual cost of work carried out (AC). Quality Control of the installations Our team of technicians specialises in quality control during the construction, and will be at your side at every phase of the project. The great complexity of a project causes the critical points in which quality can be affected to multiply. Control of these points requires the dedication of staff and may present a risk for planning, yet its importance should not be underestimated, since defects that remain undetected can cause major damage in the future. For this reason, our control services help to ensure the end result of the project executed. We will provide support at all times with the development of quality control activities such as: the drafting and monitoring of a quality control plan and inspection points; the receipt on site and documentary control of materials and equipment; the supervision of quality control tests for materials and validation of results; the follow up to the implementation; certification of the progress of the work and the review for the final receipt of the work. Commissioning the installations We perform commissioning tasks and quality processes, focused on verifying and documenting that the installations and systems are planned, designed, installed, tested, used and maintained in accordance with the requirements of the owner in the Project. Our commissioning services are: carrying out Commissioning in order to obtain the prerequisites or requirements in the certification of sustainable buildings, such as in the LEED or BREAM; commissioning work in buildings, in which, the property owner requires an assurance that their initial objectives and requirements are present from the start of the project design, during construction, commissioning as well as in the functioning and operation of the building; work of re-commissioning and retro-commissioning existing buildings in order to ensure that they function effectively, efficiently and optimally, and lastly, measurements and checks of the installations, support in starting up the installations in order to ensure that these function in accordance with the requirements of the project.
separador-litlleLEGALISING THE INSTALLATIONS Our technical team carries out a set of inspections, verifications and checks to ensure compliance with the current regulations. This procedure is called legalisation of the installation. Currently, any installation that have been carried out, or in the case of pre-existing installations that require putting in order for administrative purposes, whether an electrical installation, air conditioning, fire detection and extinguishing, plumbing, solar, etc., must always be supervised and checked by a technician.

This is the process of generating and managing data regarding the building during its life cycle, using dynamic building modelling software in three dimensions and in real time, in order to reduce wasting time and resources in the design and construction. This process produces an extensive information model, including the geometry of the building, its spatial relationships, geographic information, as well as the quantities and the properties of its components.

SUSTAINABILITY A sustainable building is, at the very least, economical in the use of energy, and goes far beyond opting to select green or eco-friendly materials. The final design is a compromise from a good number of different options – there is no single solution. The client must define their key goals for sustainability, which may differ from one project to another. These goals must be combined with technical and functional requirements of the various aspects of the project (management, energy, transport, etc.) in order to arrive at the final specifications for the building. Specifying and choosing the products is the last step in this process, integrating all the pre-defined criteria and requirements. As the project implementation advances, it becomes increasingly difficult and expensive to implement solutions that improve the efficiency and sustainability of the final project. For this reason, we are committed at all times to the involvement of all those intervening in the design phase, since this is the key to success.

INTRODUCING RENEWABLE ENERGIES

Introducing renewable energies Introducing renewable energies enables us to improve the energy efficiency of buildings. The main application of thermal solar energy is: the production of hot water in domestic or industrial use, heating the water in swimming pools, heating at low temperature with under-floor heating, and also for cooling by using absorption equipment. Energy from biomass is basically the use of organic matter as an energy source. Its main purpose is the installation of biomass boilers heating (under-floor heating) and hot water. The basic principle of geothermal energy represents an inexhaustible source of energy, eliminating the consumption of fossil fuels and providing savings of up to 75% of the cost arising from air conditioning. Photovoltaic energy as an electrical energy source, the microcogeneration and aerothermics also form a part of the solutions developed in our projects.

LEED AND BREEAM ENVIRONMENTAL CERTIFICATIONS

A building has a major impact on the environment throughout its life cycle. For this reason, we at JSS Efficient Enginnering provide advice on Sustainability Assessment Certification: LEED and BREEAM. The acronym

LEED (LEADERSHIP IN ENERGY AND ENVIRONMENTAL DESIGN)

is a classification system for sustainable buildings developed in the United States by the US Green Building Council that serves as a standard for new construction and major renovations. It is characterised by providing an assessment of the sustainability of the building by evaluating its impact in five main areas: a sustainable location, efficiency in the use of water, energy efficiency and renewable energy measures, the use of natural materials and resources, and the quality of the environment inside the buildings. As for

BREEAM certification (BUILDING RESEARCH ESTABLISHMENT’S ENVIRONMENTAL ASSESSMENT METHODES)

it is the first system designed to verify the aspects of environmental sustainability in buildings. Is an international sustainability certification methodology developed in the United Kingdom in the early 1990s and widely recognised internationally. It is a flexible system and has been adapted for application in different countries and types of buildings, and can be used in various phases of the project (construction, rehabilitation, conditioning, etc.). In addition, it evaluates the buildings according to a system of credits divided into 9 main categories, identifying and rewarding those measures that contribute to the well-being of the occupants and the protection of the environment, in order to grant 5 levels of certification in the end: Passed, Good, Very good, Excellent and Outstanding.

ACOUSTICS. DB HR AND MEASUREMENTS

JSS Efficient Enginnering also carries out projects for the sound insulation of a building. In this sense, we carry out insulation and noise pollution studies in order to aid in obtaining licences. For example: We design and verify acoustic insulations by taking in situ measurements using approved equipment: aerial sound insulation between enclosures (UNE-EN ISO 140-4) and aerial sound insulation in a façade (UNE-EN ISO 140-5). National legislation in the field of noise control in building is covered by the Spanish Building Code (CTE), in its document “Protection against Noise”: CTE DB-HR, a good catalogue of types of building elements that will help us to check fulfilment of the most frequent cases encountered in our projects or jobs, advising developers and architects in order to achieve compliance with this regulation.

separador-litlle ENERGY Energy, understood as a natural resource, is not an asset in itself, but rather one qualified as intermediate, since it enables certain needs to be met when an asset is produced or a service is provided. Energy can also be classified according to the resource. Energy is described as being non-renewable when it comes from finite resources such as: that from oil, coal or natural gas. In contrast, renewable energy, such as wind, solar, geothermal and biomass, etc., is virtually infinite. We are committed to energy saving, and this implies reducing energy consumption at all levels, especially in buildings, focusing on constructing buildings with an energy consumption that is almost null or rehabilitating existing ones. Energy audits We perform energy audits, implementing the proposals made and processing the possible subsidies (typically, the actions in the field of energy-saving features have subsidies from the ICAEN). During these audits we carry out a comprehensive study of the consumption of an installation, and suggest improvements in order to enable energy savings and, consequently, cost savings. The areas where these audits are usually applied are: restaurants and hotels; residential buildings; public and private buildings; industries and public lighting. Energy certifications. CE3X and HULK We carry out the process of energy certification of a property. We collect information about the construction elements of the property and its installations. This certificate gives the building an energy rating depending on the emissions of carbon dioxide in the atmosphere and its energy consumption. To certify it, the following tools are used: CE3X System, a program, recognised by the Energy Certification of Existing Buildings, for certifying any type of building in a simplified way: residential, small or large tertiary with a colour code that categorises the property according to an energy scale that goes from A (most efficient property) to G (least efficient property). The new version of energy certification programs is from the Lider-Calener Unified tool (HULC) which includes a certification module and the adaptation to the latest modifications of the regulatory framework. Implementing Energy management systems UNE 50.001 We apply energy management systems systematically to buildings in order to improve the results, by identifying precise technical solutions. In this sense, we implement Standard UNE-EN ISO 50,001, which establishes the requirements that an energy management system must have in order to carry out systematic and continuous improvement of the energy performance of organisations; to promote energy savings; to encourage improvement in energy performance; to reduce emissions of the gases that cause climate change; to ensure compliance with energy legislation; to increase the use of renewable or surplus energies; etc.
